When you’re buying a brand-new home directly from a builder, the contract you’ll sign is very different from a typical resale purchase agreement, and that’s completely normal. Builder contracts are almost always written by the builder’s attorneys to protect the builder first, which means they’re usually longer, more one-sided, and packed with contingencies that favor them (like delays due to weather, material shortages, or “acts of God”), and they often limit your ability to make changes after signing. My job as your Realtor is to walk through every section with you line-by-line so nothing catches you off guard. We’ll look at the base price versus the true “bottom-line” price once lot premiums, structural options, design-center upgrades, and closing costs are added in. We’ll also check the earnest-money terms, cancellation rights, what happens if your financing falls through, and—very importantly—how incentives or agent co-op commissions are handled if you’re working with me.

The good news is that most builders are willing to negotiate certain items (completion dates, closing-cost credits, included upgrades, warranty language, etc.), especially if the market has softened or that particular homesite has been sitting. I’ll pull recent sales data from the community, note which upgrades are commonly thrown in, and help you decide where it makes sense to push and where it doesn’t. We’ll also review the builder’s reputation, their standard warranty, any third-party warranty, and how responsive their customer-service team has been after move-in for past buyers. By the time we’re done, you’ll know exactly what you’re getting, what you’re giving up, and exactly how protected you are if something goes sideways. I’ve helped dozens of buyers through this exact process, and I’ll be right beside you from the first model-home visit until you’re handed the keys.
